Petition for Forensic Audit

 


Subject: Formal Demand for Independent Forensic Audit (January 2020–Present)

Dear Members of the Board,

As a unit owner and stakeholder in the Scott Condominium Association, I hereby submit this formal petition requesting that the Board authorize an independent forensic audit of the Association’s financial records, including but not limited to:

  • All vendor contracts and procurement processes

  • Payments and change orders for major capital improvements (including the elevator project)

  • Legal expenses, attorney billing, and litigation-related disbursements

  • Insurance claims, communications, and reimbursements

  • Assessment collection, application, and use of reserve funds

This request is limited in scope to the period beginning January 1, 2020, through the present, and seeks only a factual, independent accounting of transactions, approvals, and fund movements during that period.

Given the serious questions raised by recent litigation, the imposition of significant special assessments, and the resistance to financial transparency by the Board and management, a forensic audit by an outside, qualified firm is essential to restore trust, accountability, and proper stewardship of association funds.

Please consider this a formal demand under applicable Illinois condo statute, e.g. 765 ILCS 605/19 and our governing documents and respond within 30 days as to whether the Board will proceed with retaining an independent, third-party forensic auditor.

If the Board declines or fails to act within this timeframe, we reserve the right to pursue legal and administrative remedies available under state law.
